Payment Process

Deposit £3500 for Villas - Upon signing reservation agreement
£2000 for Townhouses - Upon signing reservation agreement
30% On signing Promissory contract (28 days from reservation)
20% Infrastructure
20% Foundation
20% Walls and roof
10% Completion

Completion costs

Completion costs are between 5.5% to 6% including IUP (Transfer tax), Stamp duty, Notary fees and registration costs.

The Process

Sambala will guide the buyer through the process at every stage, advising and helping where necessary to ensure that everything runs smoothly and is a stress-free experience.

Sambala Developments run an experienced client service department that will advise on all aspects of the promissory contract and stage payments. There is also help in setting up overseas bank accounts on Santiago Island and supply all the legal documentation, explaining what everything means. The aim is to make the process simple for all our clients.

STEP 1

If you are interested in finding out more about Sambala Resort on Santiago Island, Cape Verde, we will invite you to a presentation at our offices at Cornbury Park in Oxfordshire.

If you are unable to attend, we will organise a one-to-one meeting so that we can present the investment opportunity, and you can ask us any questions.

If you would like to make a reservation, we will send you the reservation agreement to complete with your contact details including passport numbers for all buyers. We will also require you to send a fully refundable deposit (£2,000/€3000 for a townhouse or £3500/€5000 for a villa). This deposit is refundable (should you change your mind) up to fourteen days after Sambala has received your reservation and this is offset against your first stage payment.

STEP 3

Once you have reserved your property and plot number our client services team will send out the promissory contract which will detail the buying process and the five stage payments.

Payment one - 30% on signing the promissory contract - 28 days from receiving the reservation fee.

Payment two - 20% on completion of infrastructure.

Payment three - 20% on completion of foundations.

Payment four - 20% on completion of walls and roof.

Payment five - 10% on completion.

Sambala will notify you at least 28 days prior to each stage payment.

STEP 4

once you have signed the contract, The Sambala Team will explain the process, to help with all the elements involved in making your purchase happen.

STEP 5

Sambala Developments Client Services department will organise your choices of six kitchens and four different turnkey furniture solutions during the buying process.

STEP 6

For the handover process, there will be simple documentation to guide the client through it. 

STEP 7

Once all the necessary paperwork is in place the client can take possession of the property personnaly, or through an appointed Power of Attorney.
