The Materials Foundations are of concrete construction and differing depth dependent upon bedrock, ground conditions and type of building. The building superstructure is a robust steel frame with insulated external cladding. Roofing materials are of clay terracotta tiles typical of southern Mediterranean regions. External doors are to a quality finish and are steel security front door with a patented 3 point locking system. Windows are UPVC with Georgian bar glazings. All windows are tilt and turn. Locks will be fitted as per fire regulations. All floors will be finished with a quality imported ceramic tile. All floor to wall junctions will have a Vitra ceramic skirting to compliment the floor tiles. All internal walls will be insulated and with a smooth plasterboard finish. All ceilings will be of a smooth plasterboard finish. Internal doors will be moulded panelled doorset complete with MDF frame and architrave. There will be fire doors in some applications such as apartments as per fire regulations. Fixtures and fittings - electrical, TV points to be fitted in every lounge, all sockets to be to a European 2 pin standard. Electrical shaving socket to all bathrooms. Electric power on the island is 220V running at 50Hz. All sockets and switches as per electrical drawing layout. As an expression of intent Cape Verde Telecom are currently sourcing a licence for cable TV, if possible Cable will be as standard. On town houses there will be an external light beside front door, all roof terraces will have an external light. There will be a waterproof socket for all roof terraces. Kitchens are fully fitted Moores kitchens, a major UK supplier. All walls between base units and wall units will be tiled. Each kitchen will include a single gas oven, gas hob and electric extractor fan as standard. Clients are responsible for the supply and installation of white goods. Bathrooms will be supplied by Vitra, a style known as the Layton suite bathroom. Water will be supplied by mixer tap. Full tiling around bath shower mixer, splashback elsewhere. Hot water system runs on a mains pressure system. |
